About this service

Carpet in a workplace shows its age in lanes. The path from the lift to the kitchen goes grey, the area under the printer collects toner, and a coffee spill from months ago leaves a shadow no vacuum will shift. Steam cleaning, properly called hot water extraction, lifts that soil out of the fibres rather than moving it around, and it is the method most carpet manufacturers specify for their warranties.

Delta Cleaning steam cleans carpet in offices, practices and strata common areas across Brisbane and Moreton Bay. The work is done after hours so the carpet has the night to dry and nobody is walking on damp fibres. Traffic lanes are pre-treated, spots are treated individually, and the extraction pass is slow enough to take the water out again, which is the difference between carpet that is dry by 7am and carpet that smells for a week.

For regular clients it is a periodic line item in the scope, scheduled before the carpet looks tired rather than after. For anyone else it is a one-off job with a written price from a walkthrough. Either way the owner checks the result on the scored inspection, and you can see the visit in your portal.

What is included

What a carpet steam clean includes

  • Thorough vacuum first, so the extraction removes soil rather than dust
  • Pre-spray of traffic lanes and heavily used areas, left to work before extraction
  • Spot treatment of coffee, ink, food and other stains with the appropriate product
  • Hot water extraction across the whole area, with slow drying passes to pull moisture out
  • Edges, corners and under movable furniture such as chairs and bins
  • Furniture lifted or moved where it is safe and agreed, and replaced afterwards
  • Air movers placed on request where airflow is poor, to shorten dry time
  • Grooming of the pile so lanes do not show as the carpet dries
  • A note in the portal on any stains that could not be fully removed and why
  • Safety data sheets for every product used, available for your register

Some stains, particularly old ones, dye transfers and some ink, cannot be fully removed by any method without damaging the carpet. We say so at the walkthrough rather than after the job.

Who it is for

Where carpet steam cleaning earns its keep

  • Offices and professional suites

Reception and corridor lanes, meeting rooms where lunch is eaten and the area around every desk. Quarterly or six-monthly cleaning keeps the carpet looking even and extends its life between replacements.

  • Medical and dental practices

Waiting rooms and consulting rooms with carpet need it cleaned more often, with products suited to a clinical setting and data sheets supplied. Scheduled after the last session so the room is dry for the first.

  • Strata corridors and common areas

Long corridors and lift lobbies carry everyone's footprints. A scheduled clean, approved by the committee as a separate line item, keeps the common areas presentable between carpet replacements.

How we do it

How we steam clean commercial carpet

Scheduled before the carpet looks tired, not after

For regular clients, carpet steam cleaning sits in the portal as a periodic task with its own date, so it happens on time without anyone remembering to book it. The inspection score tells you whether it was done properly.

See how inspections work
  1. 01

    Walkthrough and pre-inspection

The owner walks the carpeted areas, identifies the fibre type, the worst lanes and the stains, and gives you a written price per job or a periodic frequency for the scope.

  2. 02

    Prepare the area

After hours, the area is vacuumed thoroughly, lanes and stains are pre-treated and furniture that can be moved safely is moved. Fixed furniture is cleaned around.

  3. 03

    Extract and dry

Hot water extraction removes the soil, followed by slow drying passes. Air movers are set up where the room has little airflow. The pile is groomed so it dries evenly.

  4. 04

    Inspect and record

The owner checks the result on the scored inspection, notes anything that could not be removed, and records the visit in your portal so the next clean is scheduled before the carpet looks tired again.

Questions

Carpet steam cleaning questions

Anything else, call Jackson on 0412 844 238.

How often should commercial carpet be steam cleaned?

Most offices do well with a clean every six months, with traffic lanes done quarterly in busy areas. Practices and high-traffic common areas often need quarterly cleaning. The walkthrough sets a frequency based on your foot traffic, and the inspection scores tell us whether it needs adjusting.

How long does the carpet take to dry?

Usually four to eight hours with normal airflow, which is why we clean in the evening. Air movers shorten that in rooms with no ventilation. We ask that the air conditioning be left running where possible.

Will the stains come out?

Most food, coffee and general soiling comes out with pre-treatment and extraction. Old stains, dye transfers and some inks may lighten but not disappear, and we will say so at the walkthrough. We do not use methods that risk damaging the carpet to chase a stain.

Do you move desks and furniture?

Chairs, bins and light items are moved and replaced. Desks, filing cabinets and anything with cables or that needs two people stays in place and is cleaned around unless you arrange for it to be moved beforehand.

Is steam cleaning included in my regular cleaning price?

No. It is a periodic task with its own line item and frequency in the scope, so you can see what it costs and approve it separately. It is priced per job after a walkthrough.
