Body corporate and strata cleaning in Brisbane that committees can actually check
Common property is paid for by everyone and owned by nobody, so the cleaning is judged by whoever complains loudest. A written scope, a scored inspection and a portal the manager can open at the committee meeting replaces opinion with a record.
- The owner calls you within 30 minutes, Mon to Fri 7am to 6pm
- A written scope and a fixed price per visit
- Scored inspections shared in your portal
- Every site has an assigned team leader.

What goes wrong with strata cleaning
The scope lives in someone's head
The cleaner was engaged by a previous committee. What they are supposed to do each week is somewhere in an old email, so every complaint turns into a debate about what was agreed.
The manager becomes the messenger
A resident emails the building manager about the bin room. The manager emails the cleaner. Days pass, nothing is confirmed, and the manager is the one who looks unresponsive.
Periodic work never gets done
The car park sweep and the pressure wash are always next quarter. Without a scheduled date and a line item the committee has approved, they slip until the AGM.
Nobody sees the common areas on a Tuesday
Committee members see the lobby on the way to the lift. Whether the fire stairs, the bin room and the gym were cleaned this week is anyone's guess without a visit record.
A contractor working on common property needs to be insured and competent, and the committee needs to be able to show it checked. Delta carries $20 million public liability insurance and has WorkCover in place, every cleaner on the building is police checked, and the safe work method statements for the tasks on the property, including pressure washing, high dusting of stairwells and ride-on sweeping of the car park, are in the compliance pack shown before the agreement is signed.
Building access is handled the way a manager would want: keys, fobs and codes recorded against the building and issued only to the assigned team, a clear process for lost keys, and a note in the portal whenever something is found that the manager needs to know about, such as a propped fire door, a dumped item or a light out in the car park.
What a typical strata schedule looks like
Every site is different. This is the shape most agreements in this sector take once the walkthrough has been done.
- Every visit
- Lobby and entrances, lifts, bin room, main corridors and the ground floor amenities, with litter picked from the car park and the entry paths.
- Weekly
- All corridors and stairwells vacuumed or mopped, handrails and door frames wiped, cobwebs cleared, mailboxes and intercom panels cleaned, gym and common room reset.
- Monthly
- Bin room hosed and deodorised, glass balustrades and lobby windows cleaned, light fittings dusted, fire stairs detailed, car park walls spot cleaned.
- Periodic
- Ride-on sweeping and pressure washing of the car park, high dusting of stairwells and voids, external window cleaning, each approved by the committee as its own line item.
Ask the owner to walk the building with your manager and write the scope.

Where we already do this work
How do you report to the committee?
The building manager, or whoever the committee nominates, gets portal access showing visit history, inspection scores and any issues with their status. Scores can be forwarded to the committee before a meeting, and the owner attends on request to walk through the scope.
Can the committee approve periodic work separately?
Yes. Car park sweeping, pressure washing, high dusting and window cleaning are quoted as separate line items with their own frequency, so the committee can approve each one and budget for it, and the dates sit in the portal so they happen.
What happens when a resident complains about the cleaning?
The manager logs it in the portal or calls. The owner replies within 30 minutes during enquiry hours, the issue is re-attended within 24 hours of the clean at no extra cost where it relates to the scope, and its status stays visible until it is closed. The manager stops being the messenger.
Do you look after mixed-use buildings?
Yes. Buildings with commercial suites downstairs and strata lots above have their common property scoped as one agreement, and the commercial offices can be cleaned under separate agreements if the owners want one contractor for the whole building.
