Commercial pressure washing in Brisbane for entrances, paths and car parks
Brisbane's humidity grows mould on shaded concrete and the foot traffic adds gum, grime and drink stains. We pressure wash entrances, pathways, car parks, loading areas and bin rooms after hours, with the right pressure and products for each surface. Priced per job or scheduled as a periodic line item.

About this service
The approach to a building is cleaned by the weather, badly. Shaded concrete grows green and black mould through the wet season, pavers near a coffee cart collect spilt milk and gum, and a car park ramp carries every tyre's worth of oil and grit into the building. A pressure wash takes months of that off in one evening, which is why it is the periodic job people notice most.
Delta Cleaning pressure washes external and semi-external areas for offices, strata buildings, medical practices and commercial premises across Brisbane and Moreton Bay. The pressure and the nozzle are matched to the surface, because the pressure that strips mould off concrete will also strip the surface off soft pavers and the paint off a rendered wall. Where a surface needs it, a treatment is applied first so the mould comes off with less pressure and takes longer to return.
The work is done after hours with water managed so it does not run into the building or across a neighbour's property, and the surfaces are dry by opening. For regular clients it is scheduled in the scope as a periodic task; for anyone else it is a one-off job with a written price from a walkthrough. The owner inspects the result and records it in your portal.

What we pressure wash
- Building entrances, steps and the paved area in front of the doors
- Pathways, ramps and covered walkways, including the shaded sections that grow mould
- Car parks, driveways and ramps, with oil spots treated before washing
- Loading areas, service lanes and the ground around bin enclosures
- Bin rooms and bin chutes, washed and deodorised where drainage allows
- Rendered or painted walls at low pressure, and tiled areas with the right nozzle
- Outdoor furniture, bollards and balustrades near the entrance
- Gum, drink stains and bird droppings treated individually rather than blasted
- Water managed with barriers or vacuum recovery where run-off would enter the building or a stormwater drain
- Safety data sheets for any treatment product supplied for your register
Some stains sink into porous concrete and will lighten but not fully disappear, particularly old oil and rust. We say so at the walkthrough. Soft surfaces, old pavers and painted finishes are washed at lower pressure or treated rather than blasted, to avoid damage.
Where pressure washing earns its keep
Strata and body corporate buildings
Entrances, driveways, bin areas and the car park, approved by the committee as a separate line item and scheduled around the wet season so mould is dealt with before residents complain about it.
Offices and professional premises
The entry path and the smoking area are what clients see first. A quarterly wash keeps the approach presentable, and the car park gets the same treatment once or twice a year.
Commercial premises and yards
Loading bays, trade counters and the apron in front of a showroom collect tyre marks, oil and grime. Washing after hours keeps the frontage looking cared for without stopping deliveries.

How we pressure wash without damaging the surface
Scheduled before the mould comes back, not after
For regular clients the pressure washing dates sit in your portal as periodic tasks, timed around Brisbane's wet season. The committee or manager sees the date, the inspection score and the photos without asking for them.
See how inspections work- 01
Walkthrough and surface check
The owner looks at each surface, the drainage, the stains and anything fragile nearby, then gives you a written price per job or a periodic frequency for the scope.
- 02
Treat first, wash second
Mould, gum and oil are treated with the appropriate product so they lift at lower pressure. The pressure and the nozzle are matched to the surface: high on hard concrete, low on render, pavers and paint.
- 03
Manage the water
Run-off is directed away from doors and drains with barriers or recovered with a vacuum where it would otherwise enter the building or a stormwater drain.
- 04
Inspect and schedule the next one
The owner inspects the finished surfaces, notes anything that could not be fully removed, and records the job and the next recommended date in your portal.

Sectors we clean for
How often should a building entrance be pressure washed?
Most entrances and paths in Brisbane need it quarterly or twice a year, with shaded areas done before and after the wet season. Car parks are usually once or twice a year. The walkthrough sets a frequency based on your surfaces and how much shade and foot traffic they get.
Will pressure washing damage pavers or render?
Not when the pressure is matched to the surface. Soft pavers, old mortar, render and painted surfaces are washed at low pressure or treated and rinsed. The surface check at the walkthrough is what prevents damage, which is why we do not quote pressure washing from a photo.
Where does the water go?
Away from the building and away from stormwater drains where the run-off carries anything other than water. We use barriers to direct it and vacuum recovery where needed, and we work after hours so the surfaces are dry before anyone walks on them.
Can you do the bin room as well?
Yes. Bin rooms and chutes are washed and deodorised as part of a strata or commercial scope, as long as there is drainage. It is one of the periodic jobs committees most often ask for.
What does commercial pressure washing cost?
It is priced per job after a walkthrough, based on the area, the surfaces, the treatment needed and the water management. For regular clients it is a periodic line item in the scope with its own frequency, so you can see what it costs on its own.
