About this service
Common areas are the part of a building everyone uses and nobody owns. The committee pays for the cleaning, the building manager fields the complaints, and the lobby is the first thing a prospective buyer or tenant sees. Delta Cleaning looks after strata and body corporate common areas across Brisbane and Moreton Bay on a written scope that the committee signs off, with inspection scores shared so the standard is visible, not argued about at the AGM.
The scope is built from the building, not a template. A six-storey block with a lift and a bin chute is a different job from a townhouse complex with open walkways and a shared pool fence. The owner walks the building with the committee representative or the building manager, counts the levels, the entrances, the bin rooms and the car park bays, and writes down what gets done and how often for each area.
Reporting is where strata cleaning usually falls down, so we treat it as part of the job. The building has an assigned team leader, the owner inspects on a scored checklist, and the scores, visit history and any issue raised by a resident or the manager sit in the client portal. The committee can see what was done without asking, and the building manager does not have to chase.

What a strata common area scope covers
- Entrance lobbies and foyers: floors, glass doors, intercom panels, mailboxes and letterbox areas
- Lifts: floors, walls, mirrors, buttons and door tracks, every visit
- Stairwells and fire stairs: swept and mopped, handrails wiped, landings cleared of rubbish
- Corridors and walkways: vacuumed or mopped, light switches and door frames wiped, cobwebs removed
- Bin rooms and bin chutes: floors hosed or mopped, bins repositioned, odour kept under control
- Car parks: litter picked, oil spots noted, periodic ride-on sweeping and pressure washing scheduled
- Shared amenities: gyms, pool decks, barbecue areas and function rooms wiped and reset
- Glass balustrades, lobby windows and signage spot cleaned
- External entrances, paths and driveways kept clear of leaves and rubbish
- Reports in the portal: dumped items, broken lights, graffiti, leaks and anything the manager should see
Periodic work such as pressure washing the car park, ride-on sweeping, high dusting of stairwells and window cleaning is quoted as separate line items with its own frequency, so the committee can see exactly what each one costs and approve it on its own.
Buildings and committees we work with
Body corporate committees
Committees that want a scope they can read, a price that does not drift and a cleaner who answers the manager's email. We attend committee meetings on request to walk through the scores and the scope.
Building and strata managers
Managers looking after several buildings who need one contractor they can rely on across a portfolio, with scores and visit records for each building in the same portal and one person to call.
Mixed-use buildings
Buildings with commercial suites downstairs and units above, where the common areas serve both. We scope the shared areas and can clean the commercial offices under separate agreements if the owners want one contractor.
Ask the owner to walk the building with your manager and write the scope.
Free walkthrough, compliance pack shown, then a written scope and price. Nothing is signed until you are satisfied.

How a strata scope is built and reported
A standard the committee can see, not just hear about
Inspection scores, visit records, the certificate of currency and the scope all sit in the client portal. The building manager can forward a score report to the committee, and a resident complaint becomes a tracked issue instead of an email chain.
See how inspections work- 01
Walk the building with the manager
The owner walks every level, entrance, bin room, amenity and car park with the committee representative or building manager, notes surfaces, access and problem areas, and writes the scope area by area.
- 02
Committee sign-off
The scope and the fixed price per visit go to the committee in writing. Periodic work is itemised separately so it can be approved on its own and budgeted for.
- 03
Scheduled visits, visible in the portal
A team leader is assigned to the building and visits are scheduled outside peak movement times. The visit history is in the portal so the manager can confirm a clean happened without ringing.
- 04
Scored inspections and resident issues
The owner inspects the common areas on a scored checklist and shares the result. Issues raised by residents through the manager are logged, answered within 30 minutes during enquiry hours and tracked to closed.

How often should common areas be cleaned?
It depends on the building. A high-rise lobby with a lift and a bin chute usually needs daily attention; a small walk-up complex may need weekly visits with the bin room done twice. The walkthrough sets a frequency for each area, and the committee can adjust it in writing at any time.
Do you report to the committee or the building manager?
Whoever the committee nominates. Most buildings have the manager as the day-to-day contact and the committee receiving the inspection scores. Both can have access to the portal.
Can you handle the car park and the bin room as well as the lobby?
Yes. Bin rooms and car parks are part of a normal strata scope. Periodic ride-on sweeping and pressure washing of car parks are quoted as separate line items so the committee can approve them on their own schedule.
What does strata cleaning cost?
Agreements start from $150 + GST per week, and the exact price is set after the walkthrough. The number of levels, entrances, wet areas and the frequency decide the time per visit. The committee gets one fixed price per visit in writing, with periodic work itemised.
What happens when a resident complains?
The manager logs it in the portal or calls. The owner replies within 30 minutes during enquiry hours, the issue is re-attended within the 24 hour window at no extra cost if it relates to the last clean, and its status stays visible until it is closed.
