Commercial cleaning prices in Brisbane: how we price.
Agreements start from $150 + GST per week. The exact price is set after a walkthrough.
There is no rate card because no two sites take the same time. This page explains what moves the price and how it is built. The first step is always the same: a free walkthrough, the compliance pack shown, then a written scope and price.
- A fixed price per visit, ex GST, in writing
- A written scope listing every task per visit
- Periodic work itemised separately
- No charge for the walkthrough
- $20 million public liability insurance, WorkCover in place
Six things decide what a site costs to clean.
Hours per visit
The written scope is turned into a realistic time for the cleaner on your site. That time, not a square metre rate, is what you pay for.
Scope and standard
A bins-and-desks scope is a different price from one that includes glass partitions, fridge cleans and appliance fronts every visit.
Frequency
Daily sites cost less per visit than weekly ones because there is less build-up each time. Monthly visits are priced as a deeper clean.
Washrooms and kitchens
Wet areas take the longest per square metre. The number of toilets, basins, showers and kitchens is the biggest factor after frequency.
Layout and access
Open plan cleans faster than a warren of small rooms. Access that needs an escort, a lift booking or a sign-in adds time.
Periodic work
Carpet steam cleaning, strip and seal, high dusting and windows are separate line items with their own frequency, so you see what each costs.
Four steps, one number you can rely on.
How a price is built
- 01Walkthrough
The owner measures the areas, counts the wet areas and notes surfaces, fixtures and access.
- 02Scope
Tasks per visit and periodic tasks are written down, with the standard each is cleaned to.
- 03Hours
The scope is converted into a realistic time per visit for the cleaner on your site, not a guess.
- 04Fixed price per visit
One figure per visit, ex GST, plus separate line items for periodic work. It does not change unless the scope does.

The exact price is set after a walkthrough. We do not publish ranges or run a calculator, because a number that is not based on your site is a guess, and guesses get corrected after you have signed.

A free walkthrough before any quote
The director walks the site with you first. No quote is ever given from a phone description.
Straight answers on cost.
Do you charge by the hour or per visit?
Per visit. The walkthrough tells us how long the written scope takes, and you get one fixed price per visit, ex GST. Periodic work such as carpet steam cleaning or strip and seal is itemised separately, usually as a price per job.
Why can't you give a price over the phone?
Because the things that drive the price, the number of wet areas, the layout, the floor types and the access, cannot be seen from a phone call. A price guessed from a description is either too high or too low, and either way it gets corrected after you have signed. The walkthrough is free and takes about half an hour.
What is included in the price per visit?
Labour, equipment, cleaning chemicals and cloths, supervision by the assigned team leader, and the scored inspections. Consumables such as toilet paper, hand towel and soap can be supplied by us at an agreed price or by you. The written scope lists what is done on every visit so nothing is left to interpretation.
Does the price change over time?
Not unless the scope changes. The service agreement fixes the price per visit for the initial 12 month term. If you add areas, change frequency or add periodic work, we price that part in writing before it starts.
Is a cheaper price from another cleaner a bad sign?
Not always, but check what it covers. Compare the tasks per visit, who carries the insurance, whether cleaners are police checked, how quickly problems are answered and how they are fixed. A low price for a thin scope usually costs more in missed work and re-cleans than a fair price for a clear one.
