Hard floor strip and seal in Brisbane for floors that have stopped coming clean
When mopping no longer makes a vinyl or sealed floor look clean, the finish has worn through. We strip the old layers off, prepare the surface and lay fresh sealer overnight, then set up a maintenance routine so it stays that way. Priced per job from a walkthrough.

About this service
Sealed floors wear in layers. The sealer takes the scuffs, the chair marks and the grit so the vinyl underneath does not, which is why a new floor looks good for years with nothing but mopping. Once the sealer wears through in the traffic lanes, dirt gets into the surface and no amount of mopping brings it back. The floor looks grey where people walk and yellow where they do not. That is the point at which a strip and seal is the right job, and a scrub is a waste of money.
Delta Cleaning strips and seals hard floors in offices, medical and dental practices, strata common areas and commercial premises across Brisbane and Moreton Bay. The old finish is removed completely, the floor is neutralised and rinsed so the new coats adhere, and sealer is applied in thin, even coats with proper drying time between them. The work is done overnight or over a weekend so the floor is cured before anyone walks on it.
A strip and seal is the start of a maintenance plan, not the end of one. For regular clients, periodic burnishing and a scrub-and-recoat are scheduled in the scope so the floor never gets back to the state that needed stripping. The owner inspects the finished floor and records it in your portal with the recommended date for the next service.

What a strip and seal includes
- Furniture and movable items shifted and the area taped off or signed for safety
- Old sealer stripped with the appropriate stripper for the floor type, worked in sections
- Edges, corners and under fixed fittings stripped by hand where the machine cannot reach
- Floor neutralised and rinsed until the water runs clean, so the new sealer bonds properly
- Damage, lifting tiles or gouges noted and reported before sealing
- Thin, even coats of sealer applied, usually three to four, with full drying time between coats
- Final coat left to cure, with the floor out of use until it is safe to walk on
- Furniture returned and protective pads recommended where chairs and desks mark the floor
- A maintenance routine written into your scope: daily mopping product, periodic burnishing, scrub and recoat
- Safety data sheets for the stripper and sealer provided for your register
Bare concrete, timber, stone and tiles with grout are different jobs with different products. The walkthrough confirms the floor type before anything is quoted, and we will tell you if a floor is too worn or damaged for sealing to be worthwhile.
Floors that usually need it
Office kitchens and corridors
Vinyl in kitchens, print rooms and corridors takes the heaviest wear in an office. Stripping and resealing those areas, without doing the whole floor, is often the most cost-effective approach.
Medical and dental practices
Sealed vinyl in treatment rooms and waiting areas needs a finish that stands up to frequent cleaning with disinfectant. We use a sealer suited to the products in your infection-control plan and supply the data sheets.
Strata lobbies and common rooms
Lobby and common room floors see everyone's grit. A strip and seal approved by the committee, with burnishing scheduled between, keeps the entrance looking looked after between refurbishments.

How we strip and seal a floor
The maintenance plan is the point
A strip and seal is expensive to repeat and cheap to avoid. The periodic burnishing and scrub-and-recoat dates sit in your portal as scheduled tasks, so the floor is maintained on time instead of being stripped again in two years.
See how inspections work- 01
Walkthrough and floor check
The owner checks the floor type, the wear pattern and any damage, confirms strip and seal is the right job rather than a scrub, and gives you a written price per job with a recommended maintenance plan.
- 02
Strip and neutralise
Overnight, the old finish is stripped in sections, including edges and corners by hand. The floor is neutralised and rinsed so no stripper residue stops the new sealer bonding.
- 03
Seal in thin coats
Sealer goes on in several thin coats with full drying time between each, which is what produces a hard, even finish rather than a thick one that scuffs. The floor cures before opening.
- 04
Inspect and plan the upkeep
The owner inspects the finished floor and records the job, the products used and the next recommended service in your portal. Burnishing and a scrub-and-recoat are scheduled so the floor stays in good condition.

How do I know if my floor needs a strip and seal or just a scrub?
If the floor looks dull all over but comes up with a good scrub, the sealer is still intact and a scrub and recoat will do. If the traffic lanes stay grey after scrubbing, or the floor is yellow and patchy with old layers, the sealer has worn through and it needs to be stripped. The owner checks this at the walkthrough and recommends the cheaper option where it will work.
How long is the floor out of use?
Usually overnight. The strip, rinse and coats are done in the evening and the floor is walkable by the morning. Larger areas or floors that need extra coats may be done over a weekend. We agree the timing at the walkthrough so it fits around your opening hours.
How often does a sealed floor need to be done?
With periodic burnishing and a scrub and recoat when the top coat dulls, most commercial floors go one to three years between full strips, depending on traffic. Without maintenance, the sealer wears through much sooner. The maintenance plan is written into your scope.
Can you do just the worn areas?
Often, yes. Corridors and kitchens wear faster than meeting rooms, and stripping and resealing those areas can be enough. The join between new and old sealer is managed so it does not show as a line.
What does a strip and seal cost?
It is priced per job after a walkthrough, based on the area, the number of old layers to remove, the edge detail and the coats needed. You get a written price before any work starts, and the maintenance tasks are itemised separately in your scope.
